September 2015 Temecula Market Trends Report
Today is officially the first day of fall, my absolute favorite time of the year! This is the start of football season, colors changing, pumpkin patches, and (fingers crossed) cooler weather. As the weather cools down so is the real estate market in the Temecula Valley. In this September 2015 Temecula Market Trends Report, I will be pulling the current numbers for the city of Temecula and comparing them to last month. As always my stats are based on single family, detached residences, with 3+ bedrooms and 2+ baths.
- Number of Active Listings in Temecula for the Month of September: 391
- Average Temecula Home Price in September: $533,304
- Number of Closes in August in Temecula: 165
- Average Price of Temecula Homes in August: $424,065
- Average Days on the Market: 58
Well to start things off, I’m seeing that there hasn’t been a huge drop in active listings from August to September. We had 408 last month at this time and currently there are 391, a difference of 4%. The active listing price hasn’t moved all that much either with only a decrease of $10,000.
Moving onto what has been closing over the last month I can see that number has definitely dropped. In July we saw 229 closes and in August there were only 165. That is a decrease of -27% in closes! The Average price that homes were selling for has only improved $2000. The amount of time that homes are staying on the market is staying about the same.
