Itâ€™s hard to believe that we had snow just over a month ago in the Temecula Valley and now we are seeing temperatures in the 80â€™s and itâ€™s only the first week of February. Thatâ€™s the beauty of living in Southern California and being so centrally located what more could you ask for. In this monthâ€™s Temecula CA real estate agent market report I will be pulling all of the current numbers and comparing them to January and December. As always my stats are based on single family, detached residences, with 3+ bedrooms and 2+ baths.
- Total Number of Active Listings in February: 389
- Average Temecula Home Listed Price in February: $478,717
- Total Number of Closes in January: 86
- Average Temecula Sold Price for January: $414,979
- Average Days on the Market: 85
February is off to a great start so far with 389 active listing in Temecula. Last month at this time there were only 326, thatâ€™s an increase of 19%! This is good news for buyers looking for their next home in this area. The average listed price has dropped very slightly from $481,415 to $478,717.
Now looking at what sold in January. We saw only 86 homes close vs. December which had 150. Thatâ€™s a drop of 42% in homes. Just like we saw only a slight difference in the average listed price, the same goes for the average sold home price in Temecula. The average days that homes are remaining on the market is only fluctuating by a few days in the last months.
