The month of September is coming to a close today and with that brings the cooler months of fall well at least I hope so! The Temecula real estate market has been fairly quiet around here which is pretty normal for this time of year. Hopefully it will start to pick back up soon. In this month’s September market update for Temecula, I will be pulling the numbers from the month of September and comparing them to August. As always my stats are based on single family, detached residences, with 3+ bedrooms and 2+ baths.
- Total Number of Active Listings in Temecula: 491
- Average Listed Price of Temecula Homes: $477,313
- Total Number of Closes in September: 138
- Average Price of Temecula Homes in September: $420,673
- Average Days on the Market: 69
In looking at the number of active listings on the market we currently have 491 and last month at this time we had about 40 more. That’s a difference of 6%. We have a very limited amount of buyers at the moment so that is making it harder for sellers to get their homes into escrow. I’m really not seeing much of a change in the price that homes are being listed for. In August we had an average of $470,570 and we have only gone up to $477,313 not that much of a difference.
Now in comparing the sold numbers I can see that the amount of closes in September is not too far off of August. This month we finished up at 138 closes and last month we had 158, a decrease of 20 homes. The average selling price is staying right about the same as last month with only a $2,000 decrease. The days that homes in Temecula are staying on the market hasn’t changed at all. I am hopeful that we will see a positive change in the market soon!
