It’s officially fall, which is one of my favorite seasons. Bring on the apple cider, pumpkins, trick or treating, and cooler temps. In my October market update, I will be pulling all of the current listings along with what has sold in the city of Temecula and comparing those numbers to the previous months. As always, my stats are based on single family, detached residences, with 3+ bedrooms, and 2+ baths.
• Total Number of Active Temecula Homes For Sale in October: 399
• Average List Price of Temecula Home in October: $543,129
• Number of Closes in Temecula for September: 161
• Sold Home Price in Temecula : $468,452
• Average Days on the Market: 50
Well looking back at the numbers in July we actually have the same amount of homes listed for sale today in October. The average price that homes are being listed for in Temecula is $543,129. This is a slight decrease from July’s average listed price of $558,831. As we move into the holiday months typically we will start to see a decrease in our inventory as people tend to stay where they are until after the New Year.
Moving onto the amount of homes that have sold in September, there were a total of 161 homes. The average sold price was $468,452 which is just under a $1000 increase from July. The average number of days that homes are staying on the market is 50 days.
